What is the meaning of Zvago?

Zvago (zuh-VAH-go) is based on an Italian word for fun, leisure and recreation — svago.

Who is the developer?

OneTwoOne Development is the developer of Zvago Cooperatives. Born from a partnership between Ecumen and Lifestyle Communities, LLC, OneTwoOne Development enriches neighborhoods by offering unique ownership options and focusing on customers’ lifestyles.

Who provides management?

Ecumen, a nonprofit based in Shoreview, Minnesota, provides all management functions. In business for more than 150 years, Ecumen has grown to be an innovative leader in senior housing and services, empowering individuals to live full lives.

What are the tax benefits of a cooperative?

The tax benefits are similar to those you enjoy with a single-family home. The real estate taxes and mortgage interest payment associated with your monthly membership fee can be tax-deductible.

What will my share be worth when I choose to sell?

Your share will increase at a fixed annual maximum compounded rate (typically 2%, but this rate can be found in the cooperative’s governing documents). The resale amount will be returned to your or your estate upon the sale to a subsequent owner.

Are pets allowed?

Pets are allowed in most Zvago communities with some restrictions. See a Zvago representative for details.

Are Zvago communities smoke-free?

Yes. Smoking is not allowed in individual residences, common areas or on the grounds of the cooperative.

Is there extra storage space?

Large closet space within a member’s home are a trademark of OneTwoOne Development. Additionally, some Zvago communities have additional storage available. See a Zvago Sales Representative for the community you are interested in.

How do I reserve a Zvago Cooperative Residence?

Once you’re ready to move forward, you’ll meet with a Zvago Sales Representative to enter into a reservation agreement. This allows you priority to select the residence of your choice depending on availability within your desired Zvago location. The reservation fee is fully refundable if you decide not to move forward, or it will be applied to your future purchase.

Can I make interior, structural or electrical changes to my residence?

You’ll meet with Zvago’s in-house Customization Manager to make your interior selections, including carpeting, countertops, cabinets, appliances and other options. Visit the Zvago Sales and Design Studio for the full selection.

Is there a guest suite available?

Yes. Typically one nicely appointed guest suite is available for friends and family for a small fee that supports the cooperative’s operating budget.

Where do I park my car?

At Zvago, you receive one underground heated garage stall with your purchase. Extra underground garage spaces are for rent (if available) for a second car. Additional surface parking is also available at no cost.
